NOTICE: All loans are funded through Michigan Domus Trust, a tax-sheltered account. Per IRS requirements, all repayments must be made directly to the Trust via wire transfer, ACH, or check. Your loan documentation will cover acceptable payment methods. Under no circumstances will loan repayments be accepted via credit card or payment services (Venmo, Zelle, PayPal, etc.).
Fix-n-Flip Loan
Our flagship product for real estate investors. Up to 100% financing (with existing relationship) with simple, transparent terms.
Origination Fee
2 points (2%) of the loan amount, due at closing.
Minimum $1,000 origination fee. Personal guaranty and first position lien required on all loans.
Tiered Interest Rate
Quarterly Interest-only payments that step up over the loan term, incentivizing and rewarding efficient operators. No pre-payment penalties.
